This initial consultation provides property owners and potential property buyers with a very low-cost holistic overview of their property and all features that will affect development cost. This report offers a clear, data-driven understanding of the feasibility, risks, and costs associated with developing a specific property or parcel, allowing for confident next-step decision-making prior to committing to full design or construction services. For existing owners, our Lot Consultation can save thousands of dollars by highlighting costs and site work unique to the property that many builders often overlook to secure a deposit. For buyers, this service is essential to preventing the purchase of a lot that is not buildable or not financially viable

Sketch

Plan
Now that we have most of the work done to bring your dreams onto paper, we can really begin to formalize the plans, the budget and the timelines. In this phase we will bring the information gathered from the “Lot Consultation” and the “Sketch” Phase together to provide you with formal building plans that are ready for permitting. Where we really seperate ourselves is that we also provide you with a predictable working budget and a detailed job calendar. These are often crucial to securing financing, and often the most difficult items to procure from your contractor.

Permitting
In our final Pre-Construction Phase, we will bring our building plans through the permitting process until we have an official building permit. Not only is your project approved for construction, we also provide a step-by-step guide for every phase, mapping out everything from ordering materials to final inspections on a customizable job calendar and Gantt chart. By the end of this phase, you could plug almost any reputable and appropriately licensed contractor into our plans and expect a smooth development project. Many of our clients decide our process is exactly what they need to act as their own General Contractor and avoid paying massive Construction Management fees to a builder.
